There will eventually come a time when your roof encounters issues that will require either repairs or full replacement. The age of your roof will be the first indication of it needing attention. Yet, there are other signs that your roof has sustained damage or is deteriorating. These clues will let you know that it is time to be proactive about having a qualified roofing contractor to inspect your roof and recommend timely repairs or replacement before it becomes a major problem. Here are three things to look out for:

1. Curled or Missing Shingles

A steeply pitched roof with asphalt or composition shingles can often be assessed by eye from ground level. Wind and seasonal temperature fluctuations, such as those experienced in the northeast, can cause shingles to blow off or curl and buckle at the edges. Curled or missing shingles will expose the less protective roof membrane layer to rain and snow. This can lead to deterioration and leaks.

When you see missing or curled shingles, it is prudent to contact a licensed and insured roofing contractor to perform a full inspection with the proper equipment and safety measures in place. In some cases, the damaged and missing shingles can be replaced if the roof is still within warranty and no leaks are observed on the interior.

2. Water or Dampness in the Attic

Most pitched roofs are constructed of wood framing and plywood sheathing. The attic itself will have plywood or wood plank flooring. However, some attics are finished with gypsum board and floor covering for usable interior space. Both wood and gypsum board attract moisture. If the roof is leaking, it will become apparent.

When an area of wood gets wet, it discolors and becomes darker. Gypsum board will also stain and discolor when wet. Both materials can support the growth of mold and that will be apparent. Dampness and mold also present with a musty smell, especially if the attic isn't properly ventilated. If the attic smells musty and you see discoloration or feel dampness, contact your professional roofing company for an inspection. They can identify if the issue is missing or worn shingles, deteriorated flashing, or ice damming in winter.

3. Granules in Gutters

Asphalt shingles are well-engineered to shed water, insulate the home, and prevent damage from UV rays. This material is layered with a reinforced fiberglass base mat, water-resistant applied asphalt, and a protective topcoat of crushed minerals, stone, or ceramic (or a mixture of these).

The surface coat is granular and is susceptible to becoming loose when exposed to harsh weather extremes, such as hail, driving rain, and even pollution. Over time, the granules will deteriorate and wash away. Your gutters will collect these granules and that will be a sign that the roof is compromised.

Inspecting gutters is not necessarily a DIY job for most people. A proper roof inspection will include checking the gutters for a buildup of loosened granules.

Bottom Line

When you suspect that your roof isn't protecting your home properly or your utility costs are rising, look for these signs of roof damage before the situation gets worse and it becomes a costly problem. A roofing inspection by a qualified contractor can identify issues and possibly prolong the life of your existing roof with timely repairs.
